CGI Window Installation: The Los Angeles Owner’s Guide

We install and replace CGI window units across Los Angeles, with most single-window installations running between $850 and $2,400 depending on the model, glass package, and opening condition. If you have a CGI window that’s cracked, fogged, binding, or leaking, we can usually schedule the installation within a week. Most owners don’t notice a CGI window failing until it starts hurting them two ways at once: the utility bill creeps up and the frame starts fighting them when they try to open it. A window that used to glide now sticks, and the condensation between the panes isn’t a surface wipe, it’s the seal inside the insulated glass unit giving out. The good news is CGI parts are standardized enough that a proper match is usually faster than people expect. The bad news is that guessing at the model without checking the label often means ordering the wrong glass pack, and then you’re waiting twice. We’ve seen too many homeowners order a “CGI sash” online, only to find out their window is a discontinued Primera series with a non-standard sill profile.

Which CGI Models This Applies To

CGI’s residential window lines most common in Los Angeles homes are the Primera, Estate, and Classic series. Each has its own frame profile and hardware, and parts don’t cross between them the way you’d hope. The easiest way to identify your CGI window is to look at the glass corner. CGI etches a small product designation into the tempered or laminated glass near the frame, usually on the bottom right corner. If that etching has worn or the glass has already been replaced once, open the sash and look at the inside track for a white sticker with a serial number and manufacturing date. That sticker tells us the series, the glass package, and the original order details more reliably than the etching alone.

Here’s the compatibility gotcha that catches people: CGI Primera windows made before roughly 2012 used a narrower aluminum frame extrusion than the later Primera II line. The later sashes physically will not seat into the older frame, no matter how close the measurements look. If you’re replacing just one sash, not the whole unit, the frame generation matters more than the model name. We stock OEM CGI hardware and factory-spec glass packs, and for out-of-production series we carry quality aftermarket equivalents from CWS and PGT where the extrusion geometry actually matches. We’re an independent service provider, not a CGI dealership, so our recommendation on OEM versus aftermarket comes from what fits and lasts, not from a brand mandate.

Signs Your CGI Window Installation Is Failing

  • Fog or condensation trapped between the panes. The desiccant inside the insulated glass unit has saturated, which means the edge seal has failed. There’s no cleaning that fixes it; the glass pack needs replacing. In coastal Los Angeles neighborhoods like Playa del Rey and San Pedro, we see this seal failure about three to five years earlier than inland because the marine air keeps constant moisture pressure on the sealant.
  • The sash binds or scrapes when you open or close it. All aluminum frames shift over time, especially in hillside areas like Mount Washington or Baldwin Hills where foundations settle unevenly. A sash that scrapes the track is the frame or the sash warping, not just dirt buildup. Forcing it eventually bends the hardware and ruins the lock alignment.
  • You can feel air moving around the window on a windy day. Santa Ana winds in Los Angeles will expose a failed weatherstrip immediately. If you can feel draft at the meeting rail or the sill with the window locked, the compression seal on the CGI frame has lost its flexibility. The interlock at the meeting rail is the first thing to go on double-hung units.
  • The lock no longer engages cleanly. CGI windows use a multi-point lock on their Estate and Primera lines. When the lock point and the keeper plate are even two millimeters out of alignment, the handle gets stiff and the lock won’t throw. That misalignment is usually from frame settlement or a bent hinge, not a worn lock part.
  • Water staining or soft drywall below the window. This is the one to treat seriously. A leak at a CGI window in Los Angeles during a heavy rain event often traces back to failed sealant at the exterior fin or a clogged weeping system in the frame. By the time the drywall has water stains, the moisture has been working on the interior for weeks.

Replacement Cost & What’s Included

For Los Angeles homeowners, a full CGI window installation with a new frame runs $850 to $1,600 for a standard double-hung or casement up to about 36 by 60 inches, and $1,800 to $2,400 for larger picture windows or sliders with low-E insulated glass. Sash-only replacement runs lower, typically $350 to $700 per sash for Primera or Estate series, assuming the frame is still square and sound. The spread depends on glass package (clear, low-E, or impact-rated), the series, and whether the opening needs reframing due to water damage or termite work, which is more common in Los Angeles than anyone wants to admit, especially in older single-story homes in the Valley.

Every quote comes to you as a written, line-item price before work starts. That number is the number. We don’t add change orders for discovering what should have been obvious in the initial measure. The installation includes removing the old unit, hauling it away, setting the new window with fresh sealant at the fin, insulating the rough opening, trimming out the interior if needed, and a written workmanship warranty. If our installation fails within one year, under our 365-Day Done Right Promise, we come back and fix it at no charge. Period.

DIY or Call Us?

There’s a safe middle ground here. You can absolutely measure your window, read the corner etching or the frame sticker, and call us with that information so we can verify the right replacement before we come out. You can clean the tracks and confirm whether the weep holes at the outside bottom of the frame are clear. What you shouldn’t do is attempt to extract a CGI sash from the frame without knowing the release mechanism for that specific series. CGI uses concealed hinge hardware on some casement units that will spring when released incorrectly, and a Primera double-hung sash under tension has a nasty habit of dropping when the block-and-tackle balance is disengaged the wrong way. Fingers get pinched, aluminum gets scarred, and we show up to a bigger job than the one we quoted. If you want to see whether it’s a simple adjustment or a full replacement, call us at (213) 269-5559. We’ll tell you over the phone what’s involved.
